Canadian Real Estate: Navigating the Ups and Downs
Have you ever felt like the Canadian real estate market is full of ups and downs? You're definitely not alone. Let's dive into the twists and turns and discuss what they could mean for you.
The Slowdown in September
The Canadian Real Estate Association (CREA) just released some news. In September we witnessed a decline in sales and a slight reversal in prices. It's like experiencing the exhilarating descent of a roller coaster (you know that dropping feeling?) – that's how the market feels now.
Impact of Interest Rates
The Bank of Canada isn't ruling out the possibility of rate hikes. In fact, they're suggesting that rates may stay high for some time. Curious about how this might affect you? Higher rates can have an effect on real estate prices. However, there's no need to panic! CREA predicts a 1-1.2% price increase next year. (PRO TIP: Do you have a mortgage renewing in the next 6 months? Now would be a good time to have a big chat with a mortgage lender instead of accepting what the bank is offering you on your renewal. )
Understanding the Benchmark Price
Here's a term that will impress your friends; the Benchmark price. It represents the average price of an average home, with all the features included. In September, this price experienced its first dip since March. On a brighter note, the nationwide average price did show a slight increase.
Listings vs. Demand
We've seen a BIG surge in new listings, up by 6.3% since August. However, there's a catch. Not all these new listings are finding buyers. The sales-to-new listing ratio has dropped, meaning only around half of the listings are actually being sold. It's like throwing a party and having half of the guests show up. If you're a buyer right now, this could mean options and better chances to negotiate.
The Bigger Picture
Despite these fluctuations, experts predict that the average annual price will remain steady from 2021 through 2024, hovering between $680,000 to $700,000. This stability is something you can rely on.
The Bank of Canada's Next Moves
This is where things get urgent. The decisions made by the Bank in the coming months will shape the market landscape. With factors like inflation rates and other economic variables at play, it becomes a waiting game. However, remember that every cloud has a silver lining. Whether it becomes a buyer's or seller's market, there will always be opportunities to seize.
